In accordance with Italian legislation, foreign property owners have the same rights and obligations as citizens of Italy. Taxes depend on the type of property (residential, commercial, buying a business, etc.), the status of the seller (private person or juridical), permanent or temporary residence in the acquired property.

(1) The cadastral value is much lower than the market.

To buy a villa or apartment in Italy as “I HOUSE” is necessary:
– Be a resident in the same province in Italy, where the property is located, or within 18 months to be registered there.
– Do not be the owner of the other property in the same province
– Do not be the owner of the other property, purchased earlier as “one house” anywhere in Italy.

Annual property taxes in Italy was replaced by ICI tax IMU (unified tax) December 4, 2011. For owners I HOMES property tax is not paid. For owners II HOMES property taxes from about 0.46% to 1.06% of the cadastral value.
Accurate calculation depends on the municipality in which the property is located.
